Aldinga Beach Townhouse Complex – 2,000m²

Located on the esplanade at Aldinga Beach, the original coastal home on this site was demolished due to extensive corrosion damage caused by long-term exposure to salt-laden air and moisture. Steel reinforcement within the concrete had severely deteriorated, compromising the structural integrity of the property and making repair unviable. In its place, the developer constructed three multi-level, architecturally designed townhouses — this time with a clear mandate: protect the new build from the same fate.

With the cost of reinforcement steel (RIO) and structural concrete continuing to rise, and the premium nature of the new development, it was critical to invest in long-term protection for all exposed concrete elements from day one.

Challenge:

Building so close to the coast presents significant risks to untreated concrete. The constant exposure to salt spray, humidity, and coastal weather can accelerate:

  • Corrosion of reinforcement steel (RIO) within the concrete

  • Spalling and cracking, weakening structural integrity

  • Surface staining and breakdown, impacting appearance and resale value

Given the history of the site and the developer’s experience with the original home, there was zero tolerance for any solution that didn’t provide deep, lasting protection — both structurally and visually.

Solution:

To address the challenge, the architect specified DEEPBARRIER — a penetrating concrete treatment designed to protect from within. Unlike coatings that sit on the surface, DEEPBARRIER chemically reacts inside the concrete, forming a permanent barrier that blocks moisture and salt ingress.

Key advantages included:

  • Deep, permanent protection without altering the appearance of the concrete

  • Prevention of internal corrosion, extending the life of reinforcement steel

  • One-time application integrated into the build process with minimal disruption

By treating all exposed concrete during construction, the team ensured the building’s most vulnerable components were future-proofed from day one

The application of DEEPBARRIER has delivered a seamless, high-performance result. The concrete across all three townhouses remains free from visible signs of moisture ingress, rust staining, or surface wear — even under constant coastal exposure.
